Period Masterpiece Reborn
Restoration, alterations and additions are completed to this central city house, resulting in a home that faithfully represents the Art Deco era outside, yet now offers indoors as well as formal living and dining rooms, also a conservatory and an open plan kitchen and family lounge that open out to decking. From the roof to the foundations this home has been re-built with meticulous attention to detail, using the highest quality chattels, and presented with a stunning new decor throughout, this home sizzles. To create a cosy and healthy living environment there is now high rated insulation to the ceilings and floors and ducted central heating. All three bedrooms are large, the master suite is more than generous with a fully tiled bathroom as is the guest bathroom. There is an internally accessed double garage with additional storage space and cellar. The full quarter acre site has a secure rear yard accessed from the family room, conservatory, and through the portico, decking allows you to follow the sun, new sub tropical plantings complement the home. Our vendor has a new business interest and genuinely offers their home, recreated and ready for the next 80 years.
From the Pen of the Owner
Situated in a quiet cul de sac, centrally located to the city and the Base, and within metres to the walkways of the Waikato River, 13 Cardrona will provide the discerning purchaser a substantial home designed for a lifestyle of superb comfort, style and entertaining.
She is the 'Grand Old Lady of Cardrona Reborn'. Yes she was mess and yes she could easily have met her demise in the hands of another with a vision for town houses! But even in that state she tugged at your heart strings wanting to be reloved and her potential realised.
This home has had more than a facelift, she has had the full nip, tuck to the highest of standards by master tradesmen fulfilling the vision of a very skilled artist who has remained sensitive to her original design. All but her front facade was demolished and rebuilt, and extended by 60sqm with a covered portico of 12sqm. In a labour of love this stunning home is now fully renovated and boasts approximately 340sqm of living including the double garage with internal access. Works were completed in December 2009.
She has had a new roof including gutters, flashings and down pipes. The piles across the rear half have been replaced to engineered specifications. Plumbing and drainage have been redone as has all electrical wiring including the internal meter board.
All the original windows (formal dining, formal lounge, master bedroom, master bathroom, stairwell and garage) have been reputtied, stripped back and either stained or painted. Where required windows were reglazed.
To retain her authenticity and the consistency of style to her outward appearance it was necessary to avoid the double glazing of windows to the extension. To this end Council required a very high upgrade to the insulation materials that was based on specific calculations and which came at a very high price. Even the exterior paint (Wattyl Granoimpact Acrylic Waterproof Membrane) was factored into the insulation requirements. However this investment has ensured an incredibly warm home that provides cost effective heat retention.
The grounds have been relandscaped with some seriously, hard landscaping put in place that has created interest and privacy. The yard to the rear has been fully fenced, raised garden beds built and planted, with three water features placed to compliment the subtropical theme. The water features are wired back to the family room enabling them to be controlled from there. Provision has also been made for future up lighting in the raised beds. There are two kwila decks, one off the conservatory and the other off the family room, and a covered portico off the kitchen area with wall-mounted gas heater, that are linked by boardwalks that follow the all day sun. Screening hides the service area with provision made for any potential pottager gardens to be built.
The front yard has been terraced and new concrete paths laid. Security lighting is in place including lighting to the treads on the stairs leading to the front door. Gardens in this area are formally planted to add to her majestic presence.
Upon entering the home you are in the formal entrance that provides a hint as to the era in which she was born. Through double doors you enter the family / kitchen area that provides glimpses of the formal dining, conservatory, outdoor living spaces and gardens that beg for the company of family and friends making entertaining, whether indoors or out, a breeze. The kitchen has a suburb layout, is black lacquer and features top of the range appliances. All the extras are here that you expect in a modern kitchen. The walk-in larder provides ample shelving with room for a beer/wine fridge.
Off the hall way there is a large formal lounge that currently, with plenty of room, accommodates the home office. There are two large guest bedrooms, fully tiled guest bathroom and extra large master bedroom with custom designed wardrobe and a stunning, fully tiled bathroom (yes, it is more than an ensuite). The laundry is handy, tucked away behind bi-folds and handy to the rear door where the service area is located. The stairwell leads to a fully tiled room that could be a wine cellar or storage area, mind there is storage under the stairs.
The home is connected to gas with all hot water provided by an Infinity heater. Heating is gas ducted to each room and bathrooms have under tile, thermostatically controlled heating.
No expense has been spared in this rebuild, top end, quality fittings and fixtures have been used throughout, and master trades people employed with Master Builders Guarantee provided.
